Choosing your Agent

Choosing your Agent

At RE/MAX Xtra we choose to behave as real estate consultants, and as such, will take a consultative and strategic approach to selling your home.

Our role is to listen and advise. We aim to educate you in the home selling journey so you can make informed decisions about selling your home and to de-mystify the process from beginning to end. Our clients don’t just work with us for a single transaction often we help generations of families on the home selling journeys.

We thrive on conversations so we can better understand your desired outcomes in the sale of your property and we can then work with you as a team to deliver the result for you and yours. It is vital you’re involved every step of the way as part of our team. We want to understand what is important to you so we can make your home selling journey a breeze, after all we’ve done this a million times. (2 million times in fact last year)

With more agents in more countries we bring more opportunities to the table than any other real estate business. As a matter of course we advertise your property in 58 currencies and 49 languages across some 114+ countries. Imagine having 142,000 agents in 8,500 offices working on your sale.

It’s not just our global reach that gets the result. We know our local advertising cuts through to buyers and delivers outstanding results, we often outperform the market in Sydney suburbs by a factor of 2:1. That’s twice as many buyers looking at your property than anyone else’s.

We understand local areas with a depth of experience that others simply don’t bring to the table. We get what the benefits and amenities of a suburb bring to the sale of your property. We understand how the features of your home impact buyers decisions. We work with you, on our team to understand what you love about your property, which is why you bought it in the first place. As real estate consultants we won’t overpromise and under perform. We will agree on exactly what you can expect from us and what we can expect from you as our partner in selling.

Let’s have a coffee and start the conversation to see what your home selling journey looks like with RE/MAX Xtra.

Preparing your home for sale

What’s the best way to add value to your home before it goes on the market? Before listing your property on the market, you need to make some decisions.

Do I need to renovate? If so then making the right home improvements can go a long way to building your “kerb appeal”.

Do I simply need to stage my property? A property in good condition can often look stunning with just the right amount of dressing from a professional.

The secret lies in knowing where to make a few strategic touch-ups. Ideally, you want to achieve a return of at least three dollars for every one that you invest – so it’s important to understand what does and doesn’t impact the sale price.

At RE/MAX, we know what it takes to get results. Every 15 seconds, a RE/MAX agent helps someone find their perfect place. Our agents will help you better understand what buyers are looking for in your specific area, but we’ve found certain advice works well for most sellers.

RE/MAX agents worldwide sell more real estate than any other brand. We know what sells a home and we can help you make a difference before your home goes up for sale.

The Price is Right

Price can either be a big draw or a big deterrent when it comes to selling a home. That’s why it’s so important to set the right sale price from the beginning.

Around 40% of sellers do not correctly estimate the value of their home, and that could put you at a disadvantage when it’s time to sell. Priced too high and no one walks through the door to look. Priced too low and it becomes difficult to manage the volume of buyers looking!

We know that every neighbourhood and community is different, and that has a unique impact on sale price and strategy for every property we sell.

The aim of a sale is to make a potential buyer see ‘value’ in the property for the ‘price’ they are willing to pay.

While house prices can be broadly guided by market factors like comparable sales, average price trends and supply and demand, it is the value that ultimately determines the final dollar amount. Naturally, value is perceived and set by the individuals willing to buy.

At RE/MAX Xtra, we believe it is our role as agents to help the market see the optimal level of value in every property, in order to help get the best possible results for your sale. It is unacceptable to leave your money on the table! As your real estate consultants, we will not bring the typical agent's market analysis. Instead, we will provide and interpret a unique set of pricing tools, which will reveal the price most conducive to your needs.

While price is definitely important, it’s not the only part of a successful sale. In a buyer’s market, you may see buyers willing to wait for the right deal, and in this case price is key.

You don’t want to out-price potential buyers; however, in a seller’s market you could end up with multiple offers – some of which even exceed your original asking price.

On the flip side, a home priced too high has the potential to scare off buyers, possibly allowing your home to sit on the market for longer, and produce a lower selling price.

Sometimes, sellers and buyers don’t agree on a home’s value. In this case, a knowledgeable agent relies on local expertise, market research and data to help reinforce the price and in negotiations to help you get the best deal.

This is why it’s so important to get a professional opinion before you take your home to market and potentially end up with a mismatched deal. If you do, it could mean a lost opportunity to sell your home.

RE/MAX has the strength, magnitude and tools to connect your home with a global marketplace, providing access to millions of buyers around the globe, giving your property the best chance for a great result.

With the advantage of global reach and local expertise, our experienced agents combine local know-how and market data to determine property value and drive the right price for your home.
